What a stay of 28 nights or more actually includes.
Utilities and a weekly clean
At 28 nights or more, electricity and water are on fair use and the house is cleaned once a week. Both are in the rate, not added at the end.
500 Mbps fibre and a real desk
If you work remotely, every house has 500 Mbps fibre and somewhere to work: a desk in each bedroom in the Chang Khlan houses, and a separate work room out at Mae Rim.
Close to the centre, or out in a garden
Chang Khlan is about two kilometres out, with the Night Bazaar and the Ping within walking distance. Mae Rim trades that for a garden and 1,412 m² of land around the house.

Ready for smoke season
From February to April, Chiang Mai's air can turn hazy from seasonal burning; at Lotus House the air-conditioning has a PM2.5 air-purifying function, so on hazy days you close the windows, let it run and stay comfortable inside.

Not a call centre in another timezone. We live in Chiang Mai, answer your messages ourselves, and can be at the house.

Your dates are held while you pay. Card details go straight to our payment provider and are never stored on this site.
What if my plans change?+−
Direct bookings are fully refundable 30 days or more before check-in, 50% refundable from 7 to 29 days before, and not refundable within 7 days. The full terms are on our Terms & Conditions page and are shown before you pay. If you book through our team, we'll confirm the cancellation terms for your stay in writing before you book.
When do I get the address?+−
When your booking is confirmed. The listing shows the neighbourhood only, and the confirmation carries the exact address, the Grab address, and how to find the door.
Can you find a house that is not one of yours?+−
Yes, for stays of a month or longer. Tell us your dates, area and budget, and we introduce you to owners of privately owned homes that fit. You rent from the owner directly and pay us nothing.
